PACE Loans

Property Assessed Clean Energy (PACE) loans enable building improvements that result in energy savings to be 100% financed by private capital and repaid over time through long-term, voluntary property tax assessments. The result is that the building owner can make energy efficiency improvements without up-front cash payment, and the loan is repaid over a set time period, usually 10 to 20 years, through additions to the building owner’s tax bill. The loan is secured by, and the debt tied to the property rather than the building owner, and is transferrable in the event the building is sold. This makes PACE loans extremely attractive for large, energy efficiency projects such as solar farms, microgrids, and more.

PACE loans can help fund a project up front while reaping cash flow positive benefits of lower energy costs in the near term. If there is a plan to sell the property, a PACE loan can help make the building more attractive to buyers while not having to recoup the loan in the sales price. Alternatively, the cost of the loan can be passed through to tenants.

Because PACE loans require legislation at the state and local level, they are not available everywhere.
